What Is the Cooling-Off Period?

The cooling-off period is a legal protection for private buyers in the Netherlands. It allows buyers to reconsider their decision after signing the purchase agreement. During these three days the buyer can withdraw from the purchase agreement without financial consequences. In most situations the seller does not have the same right. Unless this is specifically written into the purchase agreement, the seller cannot cancel the agreement during this period.

How to Cancel During the Cooling-Off Period

If a buyer decides to cancel the purchase during the cooling-off period, the seller must be informed before the deadline expires. The notification should be sent to the selling party, which usually includes the seller and the selling agent. A written confirmation is recommended. This helps prevent misunderstandings or disputes later in the process.

When Does the Cooling-Off Period Start?

The cooling-off period does not start immediately when the purchase agreement is signed. It begins the day after the buyer receives a copy of the fully signed purchase agreement. From that moment the three-day period begins at 00:00.

When Does the Cooling-Off Period End?

The cooling-off period ends at 23:59 on the final day. The exact end date depends on the day the signed agreement was received. The schedule below shows how the cooling-off period is calculated.
